You can get a residence visa without investing in a company. You have to live for 3 years without legal problems, then take tests, etc. to be accepted. To own land I believe you have to invest in a business of about $1M US.

I am a tour guide now. My work is uncertain. I am free quite alot. I want to start my own tour desk but the business license is 200k bahts very expensive. I work month to month to survive. But I really want to spend my free time ( I am free like 15 days a month depends of office order I dont know the date certainly) to work on something I dont know what to work on to make some money. I can speak french and english. I graduated business management. I think I should do something. I don’t know what to start. Something small but ok for the day that free no order from office. I know Thailand isn’t shut off, but in some ways it is. I have come to the conclusion in my travels to Thailand that while business is technically open and international, Thai’s do not want to do business with foreigners, learn from foreigners or even have foreigners working in their companies in Thailand.
My question is why that is? Especially since they can clearly see how well China’s change in attitude has benefitted them and how it is now starting to benefit Vietnam.
